For example, you’ll want to consider:
- Is the property within your price range?
- Does it have everything you need?
- Do you like the neighborhood?
- How old is the property? Are there items, such as the furnace, that may need to be replaced soon?
- Will it need any major repairs or upgrades?
- What are the average monthly costs of carrying the home? (Property taxes, utilities, etc.)

Create More Space in your Kitchen
Need more storage space in your kitchen for your growing collection of cookware,
tableware, and supplies? You don’t have to do a renovation or even add a new table or cupboard. Here are a few simple ideas:
Pantry dividers. These enable you to store baking sheets, cutting boards and platters in an upright position, effectively doubling the storage capacity of that area.
Removable wine rack. This is simply an X made with wood and then slid into a cabinet space. You can make one yourself or find one that’s the right size at a kitchenware or home improvement store near you. Hanging baskets. These are ideal for storing cooking utensils, fruit, vegetables, pasta and other items.
Hanging rod. This is similar to a towel rack, except you use S-shaped hooks – which you can find at any home improvement store – to hang pots, pans and other items. Restaurant kitchens often use these. High shelving. A shelf installed high up the wall – near the ceiling – that wraps around the kitchen and dining area, can easily double your storage space. There are many other products on the market that can help you make the most of your kitchen space. Look for options at your local home improvement or kitchenware stores.
Avoiding Moisture Problems in the Home
There are many hidden sources of moisture in your home that can lead to serious problems, such as mold.
To keep moisture levels in check, consider these tips:
- Bathrooms are an obvious source of moisture build-up. Contractor and TV personality Mike Holmes recommends keeping the fan going for at least half an hour after a shower.
- Check regularly for water infiltration around window and door sills, as well as other intakes into the home, such as dryer vents and cable wiring.
- Determine the humidity level in your home. According to the Environmental Protection Agency, it should be 30-60%. (Keep in mind that humidity may vary greatly from room to room.)
- Regularly inspect caulking around sinks, tubs and showers. Even a tiny break can cause water to leak gradually into the wall or floor, causing damage you may not notice for months.
- Clean up wet spills as soon as possible. Be particularly careful with hardwood floors, as water can seep through and become trapped.
- Repair leaking faucets and pipes immediately. Even a small drip can add significant moisture inside a vanity or kitchen cupboard.
Being mindful of moisture today can help you avoid potentially high repair bills later on.

Unless it’s a requirement, such as a job relocation, the research tells us that you, like many homeowners, may decide to sell at some point for one or more of the following reasons:
- Your home is no longer a good fit. You may have outgrown your current home and need something bigger, maybe with an additional bedroom. Or, the opposite may be true. You may want to downsize into something smaller – and cash in some of the home equity you’ve built up.
- You’ve got your eye on a different neighborhood. Have you ever driven through an area and thought, “I’d love to live here”? You may think that it’s out-of-reach for you at this time. Is it? You never know until you work the numbers. You might, in fact, qualify for a home in that neighborhood today!
- You want to be closer to something. Many homeowners would love to live closer to work, family, favorite hobbies, the country, etc. Moving to a home that’s near to one of those “somethings” can have a positive impact on your lifestyle.
- It’s time for a change. Sometimes a homeowner just wants a change: new surroundings, a fresh start. Who says you need a “practical” reason to sell? If you’re looking to get into a new home just because you feel like it, that’s your choice. In fact, that may be the best reason of all to sell. You may simply want to move.
Do any of these reasons resonate for you? If so, now is the time to start preparing. Even if you don’t anticipate moving for several months, this is the best time to get the process started.
Be Prepared for Power Failures
We are all vulnerable to unexpected power disruptions, but with a few advance preparations, potential inconveniences and dangers can be avoided or at least minimized.
As a starting point, every home should have emergency supplies that include basics such as candles and matches, flashlight(s) and fresh batteries, a first-aid kit, and at least one large jug of fresh water. If possible, it is advisable to have an even more extensive emergency kit. Consider keeping a stock of dried foods and/or canned goods, all-weather emergency blankets, waterproof clothing and footwear, as well as cash for consumables such as fuel and food supplies. Anyone requiring medications should always renew them before running too low to ensure sufficient supply. Likewise, all battery-powered devices should be kept charged – including computers, cell phones and mobility vehicles. For some, the inconveniences of a power-outage outweigh the cost of installing a gas-powered generator. Whether you’re ready to incur that expense or simply plan to stock up on supplies, it’s always wise to take steps that will see you and your loved ones through a power failure.
How Much Can You Spend on Your Next Home?
Even if you’re not thinking about selling your home, you might be wondering how much of a new home you could afford. You might see a house for sale in a nice area, and think, “Could I get into a house like that?”
Why not find out?
It only takes a few calculations to determine how much of a new home you qualify to buy. The calculation involves estimating how much you can get for your house on today’s market; determining what type of home you want and establishing what a house like that would currently sell for; and then taking into consideration your income, savings and other financial resources.
Once you put it all together, you’ll have a price range within which you can confidently shop for a new home.
This exercise might surprise you. You might find out you can afford to get into a home and neighborhood you’ve always dreamed about. It’s worth finding out!

Those things can, indeed, cause some worry! But, the number one source of stress is actually simple to avoid. It’s not understanding the process.
Even if you’re no stranger to moving, you should review the process involved in selling your current home before you list it. If you don’t, you might end up exposing yourself to anxiety that could have been easily avoided.
Say, for example, you’re concerned that your home has been listed for too long. It’s been a week and no good offers have come in. Well, if you knew, in advance, how long a home like yours typically takes to sell, then you probably would know not to worry.
It’s important that you start the process by understanding what to expect. What happens when your home is first listed? How are buyers scheduled to see your property? What happens when an offer comes in?

Window Treatment Ideas that Help Sell Your Home
If you’re selling your home, your window treatments – curtains, blinds, etc. – will often
be included with the property. They are an important selling feature. So, when a prospective buyer views your home, looks at the front window with its gorgeous draperies, and says, “Wow!”, that’s a good thing.
If you’re thinking of upgrading your window treatments in preparation for selling, here are a few ideas:
- Buyers love to see vertical blinds on sliding patio doors. Installing these is a DIY-friendly project.
- You may have a window that, for whatever reason, doesn’t need a curtain or blind. That’s fine. But, if you want to dress it up, consider a nice-looking valance.
- If you have a window that looks dark, heavy or otherwise “over curtained”, strip it down.
- Removing an inner curtain, for example, can dramatically lighten up the window as well as the entire room.
- Replace any worn or stained curtains. There are many affordable, mid-quality curtains available that look terrific. Alternatively try sending stained curtains to the cleaners.
Window coverings may seem minor when preparing your home for sale, but they make a difference in how your home looks overall.
Beware of “The Dip” When Setting Goals
If you’ve ever run a marathon, or watched one, you’ve probably noticed that no one quits at the beginning. They don’t quit near the end either. If anything, they run faster! So, at what point are people most likely to drop out?
The middle is the toughest part of any marathon or, indeed, anything major you want to accomplish. In his book, The Dip, author Seth Godin states that the middle is the point in any project or goal where failure is most likely.
Have you set a new year’s goal? If so, beware of the dip!
How do you do that? Prepare for it.
If you want to lose weight, for example, you’ll be most enthusiastic, and get the most encouragement from friends and family in January. But, what happens in March? At that point, the initial burst of motivation and support will have likely waned. That’s when it becomes tough to keep going.
There are several things you can do to get through the dip. One is to celebrate milestones. When you’re halfway to your goal, tell your friends and family. Get some high fives! You can also remind yourself that your goal is important to you and renew your determination to achieve it.
So don’t give up in the middle. Keep pushing through. After all, when the end is in sight, it will be a wonderful sight to behold.

What do you notice when you visit a model home in a new development? Often, you will find
wonderfully furnished and decorated rooms that anyone could live in.
The operative word here is “anyone”.
Sure, there might be a computer screen on a desk in the den, or a child’s doll sitting in a corner, but for the most part, all the rooms are anonymous. There is a sense of family, but no specific family… the feeling of personality, but no specific person. The professionals who set up a model home make it anonymous for a reason. They want buyers to view it as their potential home, not someone else’s. These professionals know – based on decades of experience – that this strategy helps sell houses faster and for a better price.
Why not use this same strategy when showing your home?
It’s easy. Just put away that soccer trophy, take down the wedding photo, and box those souvenirs from the family vacation at Disneyland. No, you don’t have to completely empty your closets and drawers. Just pack those personal items that can be seen when a potential buyer views a room. Put away toothbrushes, collectibles, even unopened mail. Don’t forget to clear the fridge door, which is often a mosaic of personal items in family homes.
If you have lots of personal items, consider renting a storage unit for the few weeks that your house will be on the market. It’s worth the investment.
You wouldn’t think of buying a birthday cake with a stranger’s name on it. Keep that in mind when you show your home. Make it anonymous!

Clean or Replace Air Filters and Fan Screens
It’s a good idea to clean or replace your home’s air filters and screens at least once a year to help keep your indoor environment safe from mold, dust mites and other allergens.
But don’t stop at your heating, ventilation and cooling/air-conditioning systems. Think of all the other filters and screens that need cleaning, such as those in humidifiers, range hoods, bathroom fans, and windows. Unfortunately, homeowners often neglect to clean or replace their range hood filters. This can lead to a thick buildup of greasy residue that could easily compromise the important function of removing cooking gases, odors and humidity from the stovetop area. The result can be unhealthy air trapped in your kitchen, not to mention an accumulation of a thin film on your walls, ceilings and countertops. Likewise, bathroom fans and window screens can trap layers of dust over time that will hinder the free flow of air to and from the rooms you want to be well ventilated.
When it Comes to Offers, it’s Not Always about Price
When considering which of two or more competing offers to accept for your home, there is no doubt price will play a huge role. After all, if Offer #1 is $10,000 higher than Offer #2, that’s an enticing difference that puts thousands of extra dollars in your pocket.
However, price isn’t the only thing you should think about when comparing multiple offers. There are other factors you need to consider too.
For example, you’ll need to think about the impact of any conditions that are in the offer. If Offer #1 is conditional on the buyer selling their current property, then what happens if they don’t? You could end up with an offer that dies and be forced to list your home all over again.
In that circumstance, accepting the lower offer may be your best move.
There’s also financing to consider. Most sellers will attach a certificate from their mortgage lender to show that they can afford the home and will likely secure financing with little difficulty. If you get an offer where the ability of the seller to get financing is in doubt, that’s a red flag.
The closing date is another important factor. Offer #2 might propose a closing date that’s perfect for you, while Offer #1 is four weeks later. If you’ve already purchased another home, you might require a month of bridge financing if you accept Offer #1. There’s nothing wrong with that per se, but the costs and additional hassle are factors you should consider.
As you can see, assessing competing offers isn’t as easy as it looks.

Your neighborhood has a lot of features that can help you sell your home faster. Unfortunately, buyers don’t usually notice those features just by driving around. So, you need to make sure they get all the information they need about your neighborhood.
For example, say homes don’t go on the market often in your area. That’s an indication that
the quality of life in the neighborhood is so good that no one wants to leave! In real estate, we measure the area’s “turnover rate”, and it’s a handy piece of data to have when listing your home.
Demographic data can also be helpful when selling your property. If your neighborhood has a lot of families, for example, that’s going to be appealing to buyers with kids.
Other types of data that can help sell your home include:
- Planned local construction.
- Proposals for neighborhood improvements, such as a new playground.
- Rates at which local property values are increasing.
Any information that shows the advantages of living in your area is going to be useful when selling.
Does Your Home Insurance Cover Everything?
When you suffer damage to your home or its contents, you expect your insurance company to help you out. And, most do a good job of doing just that.
Still, it’s a good idea to review your policy with your insurance advisor and find out what’s covered and what isn’t. For example, you don’t want to discover that your policy will not cover the cost of repairing the damage caused by a flood in your laundry room.
Pay particular attention to coverage in the case of water damage. Some insurance policies don’t cover floods and sewer backup unless an additional rider is purchased.
Also, check liability limits. Ask your advisor to recommend an appropriate level. Finally, make sure you know exactly how much your home is insured for. Are you covered for the full replacement cost? Are you comfortable with that coverage or would you rather only insure for the actual cash value?
Having the right insurance policy gives you peace-of-mind and is an important part of enjoying your home.
BBQ Maintenance that Can Save Your Life
According to the National Fire Protection Association (NFPA), more than 160 people are
injured each year in BBQ mishaps. That doesn’t sound like a lot considering the number of people who flip burgers on their backyard grills each year. But, you certainly don’t want to be one of those who get injured!
The best way to prevent fire and injury is maintenance. Remarkably, few people are even aware that BBQ maintenance is necessary. It is.
Every summer, experts say you should clean out the venturi tubes. Those are the little metal pipes that carry propane or natural gas. Pipe cleaners work well, although hardware stores also carry specialized tools for this purpose. The goal is to clean out any built-up dirt and debris. Don’t be surprised if you find spider webs inside a venturi tube!
Your BBQ grills should also be cleaned with soap and water each year. Just scraping them before barbequing isn’t enough. Fat and oils from cooking can build up on grills and harden. If you’re getting a lot of flare-ups, this may be the cause.
Finally, make sure nuts and bolts are tightened regularly, and replace any rusty hardware. Regular use, heat and weather can loosen or weaken bolts, particularly on the frame. Several fires each year are caused by BBQs tipping over or collapsing.

What will your housing needs be in three to five years? If you can figure that out, you can
watch the market, target areas and neighborhoods you might like to live in, and reap the benefits of planning ahead.
To begin the process, start by asking yourself the following questions:
- What will my family look like in three to five years? Will there be a new addition (or two) to your family? Will you have kids that are grown up and about to move out? What is the possibility that an elderly relative (Mom, Dad or grandparent) will be living with you?
- What will change regarding work and school? Will a teenager be off to college? Will you or your spouse be retired? Will someone in your household be starting a home business?
- How will your lifestyle be different? Will you take up a hobby that you’d like to be able to reach easily (such as golf)? Do you see yourself wanting to live closer to shopping, theatre, walks in the woods, etc.? Will you eventually be traveling more often and, therefore, not be at home as much?
- How is the neighborhood changing? Where is it heading relative to your future needs in terms of residents, noise, sense of community, local developments, etc.? Do you see yourself wanting to live in a quieter community, or a more urban center?
- Will the type of home you need change? In three to five years, can you see yourself wanting a larger home? Smaller home? More bedrooms? Larger kitchen?
- What are your dreams? Do you dream of living in a particular area or neighborhood? Would you love to have a big backyard with a garden someday? Do you sometimes think, “It would be great to have a wooded park with walking trails just a few minutes away.”
By looking three to five years into the future, you will be able to predict your housing needs and make plans – today – to ensure you get what you want in the future.
Whole-Home Security Systems Continue to Evolve
Until recently, even the latest home security system could become obsolete overnight. But,
newer whole-home integration systems are much more compatible with interchangeable parts and innovative add-ons.
As a result, it’s now possible to have a multi-faceted security system that watches over many of the functions and activities in and around your home. For example, you can organize and control your home’s exterior cameras, motion detectors, door locks, window coverings, lighting, entertainment, appliances and HVAC with one system.
If you’re buying an entirely new system, there are many established and emerging brands available, so consider their functions, cost, convenience and reliability. But, if you want the whole-home system to manage existing utilities and appliances, things can become challenging. You will need to ensure that your specific devices can communicate with your new hub, which means you need to identify the protocol under which they can share information. Because their compatibility is not certain, it’s advisable to identify the make and model of your existing equipment and check for compatibility before you purchase a new security hub or system.
Lists to Make When Selling Your Home
When you put your property up for sale, you want to make sure that potential buyers get all
the information they need on the features of your home and its surrounding area. If, for example, a buyer doesn’t realize there is a great school just a couple of blocks away, he might cross your property off his shortlist.
An effective way to make sure something like that doesn’t happen is to create three lists.
#1: The “I’ll miss it” list. Chances are, there are things about your home that you’re really going to miss when you move. It may be the spacious living room, ideal for entertaining. Or maybe it’s the nearby park with scenic trails, perfect for walking and biking, or the large deck that has just the right combination of shade and sun to make spending time on it so pleasant. Whatever you’ll miss, put it on the list! Those are features that will probably interest buyers too.
#2: The “Just the facts” list. What are the facts about your property that a buyer needs to know in order to consider purchasing it? This may be a very long list including such items as total square footage, number of bedrooms and bathrooms, property taxes, size of the lot, and more. This list should also include special features such as upgraded kitchen features and the nearby golf course.
#3: The “repairs and improvements” list. Buyers are interested in the state of repair of your home, and in any improvements you have made to it. On this list, include all repairs you have done during the past three years and, if possible, attach receipts. It’s especially important to include anything that has been replaced, such as a furnace or roof. If you’ve done any major remodelling or renovations, include the details on those too.

Recently, researchers discovered that the lighting in your home can have a much greater impact on your health and well-being than originally thought. Better lighting can boost your energy, help you sleep better, and even enhance healing.
So, it pays to make sure the lighting in your home has a positive impact on the health of your family.
Start by enhancing sources of natural light, such as windows and skylights. Study each room of your home and replace as much of the artificial light as possible with sunlight. For example, reposition a favorite reading chair next to a window.
Consider dimming the lighting in your home during the evenings. If your home is very bright when it’s dark outside, it can affect your body’s natural rhythms, resulting in disturbed sleep.

- Renovations. It might make sense to get a few improvements done to make the house more attractive. For example, you may want to replace old and worn kitchen countertops.
- Legal fees. Selling a house requires a lot of legal work. You’ll need a good real estate lawyer to take care of that for you.

Although this may seem like a long list, selling costs are fairly easy to estimate. Once you have that number, it’s easy to calculate how much money you’ll have available to put towards your next home.
How to Quickly Improve Indoor Air Quality
There are many reasons why the air quality in your home may not be at its best. A faulty furnace or an aged carpet are just two potential culprits. Until you get those issues
addressed, how can you make your indoor air healthier – today?
Here are some ideas:
Check the furnace filter. This is one of the most overlooked maintenance items in the home. Any furnace repair person can tell you stories about filters they’ve seen caked in dust. Make sure those aren’t yours. Air passes through those filters before circulating throughout your home. Replacing a filter takes less than five minutes.
Clean the drains. Drains are a surprisingly common source of odor in the home. Most people only clean them when they’re clogged, but they should be flushed thoroughly with a good-quality cleaner at least once a season.
Turn on the bathroom fan. Not only do bathroom fans remove odor, they also reduce moisture build-up. About 50% of air pollutants originate from some type of moisture. Mold is the worst of these pollutants. Professionals recommend you keep your bathroom fan on for at least 30 minutes after a shower.
Clean your doormat. Even if your doormat doesn’t smell, it can be a source of air pollutants. When people wipe their shoes, they transfer outside ground pollutants from their shoes to your mat.
Of course, you can always open a window. That’s the most popular and easiest way to freshen the air, and it works.

Not-So-Obvious Home Staging Tips
When it comes to “staging” your home for sale – which basically means ensuring it looks clean and uncluttered – you probably already know the basics: clean the counters, vacuum the floors, mow the lawn, etc. But there are also some less obvious home staging tips that can help to sell your property faster and for a higher price. Here are a few examples.
The Kitchen Obvious: The stove, sinks and countertops should be spotless. Not-so-obvious: The contents of your cabinets and refrigerator should be facing forward.
The Bathrooms Obvious: They should be clean and uncluttered. Have fresh towels hanging neatly on the rack. (Create the “hotel bathroom” look.) Not-so-obvious: All towels should match. Ensure toilet lids are closed. Your Bedroom Obvious: Make the bed neatly. Check that the closet is organized and uncluttered. (If your closet is bulging with clothes, put some in storage.) Not-so-obvious: Don’t leave any clothes out. Even clean clothes neatly folded in a hamper can seem untidy to some people. The Kids’ Bedrooms Obvious: They need to be clean and uncluttered. (Good luck!) Not-so-obvious: Arrange stuffed animals, games and other toys like an attractive display in a toy store. It’s okay to have a toy, like a racetrack, out of the box. Just make sure it’s completely put together.
